Cedar Deck and Stamped Concrete Maintenance Responsibilities
Individual exterior wood decks, stamped concrete walkways, driveway extension strips and patios (plus any attachments, projections or extension they may have) that are attached or adjacent to condominium units are defined in Article V, Sections B (1) and B (4) of the Master Deed as being a "limited common element", meaning that they are common elements that are limited in use to the co-owner of that individual unit.
Article V, Sections C (1) and C (2) of the Master Deed specifiy that the co-owner is responsible for maintaining the limited common elements defined in Sections B (1) and B (4).
Furthermore, Article VII Section 1 (b) in the Condominium Bylaws stipulates that co-owners may not modify the original exterior appearance of any limited or general common elements without the unanimous written approval of the Board of Directors.
Deck Maintenance
All of the natural wood decks in the Manors at Central Park were constructed
of cedar wood and were originally finished with a transparent
wood stain that has a color approximating that of red cedar.
Co-owners
must re-stain their deck using a transparent
stain product that has been approved by the Board of Directors. Solid
or semi-transparent
stains are not permitted. Prior to re-staining a cedar deck, the
co-owner must contact a board member or the condo association's property management company
to obtain the list of approved transparent stains. If the deck
has been previously covered with a semi-transparent or solid stain, the
property management company has a separate list of approved products that may be used when re-finishing those decks.
A deck brightener or cleaning product can be used annually to renew the appearance of your cedar deck by cleaning it of dirt and mildew. However, even the best deck stains will seldom last more than two or three years on the horizontal surfaces before they must be stripped and re-stained. Co-owners will receive a notice from the Board of Directors when the Board feels that the appearance of their deck is such that it requires stripping and re-finishing.
