If you see a broken sprinkler head or other types of sprinkler damage or water leaks, please call O'Brien Association Management as soon as possible (586-737-7641). Let them know the nature of the problem and where it is located so they can submit a work order to our sprinkler maintenance contracto who will make the necessary repairs. If there is a very large water leak or a water leak that lasts longer than 60 minutes, please go to the appropriate water meter box (they are only locked during the winter months) and turn either one of the two valve lever handles 90 degrees to the OFF position. Then call O'Brien Association Management and report the problem.

Shelby Township has enacted a "Mandatory Irrigation Ordinance", effective May 1, 2021

Mandatory Irrigation Ordinance

The Manors' sprinkler system was designed in a manner that does not permit ODD/EVEN address watering, therefore the controllers have been
programmed to satisfy the intent of the ordinance by watering half of each controller's station zones on EVEN days and the other half on ODD days.  
The start times for Program B are on EVEN days and the Program usually ends early on the morning of the next day.  
The start times for Program C are on ODD days and the Program usually ends early on the morning of the next day.


 SPRINKLER SYSTEM CONTROLLER SETTINGS

Controller No. 1 - controls all station zones in the area bounded by the North Central Park private drive, W. Broadway, Lexington S. and Lexington W. The street address location of this controller is 6788 Lexington S. The water shut-off valve for the station zones on this controller is located due west of this controller in the southern-most beige water meter box near Lexington West. Controllers No. 1 and 2 share the same water meter, therefore they have been programmed to operate only one zone at a time so that a good working water pressure is maintained. 

Controller No. 2 - controls all station zones in the North Central Park median from Lexington W. to E. Broadway, plus the two islands in W. Broadway at North Central Park. The street address location of this controller is 6788 Lexington S. The water shut-off valve for the station zones on this controller is located due west of this controller in the southern-most beige water meter box near Lexington West. Controllers No. 1 and 2 share the same water meter, therefore they have been programmed to operate only one zone at a time so that a good working water pressure is maintained. 

(Controller No. 3 does not exist)

Controller No. 4 - controls all station zones in the area bounded by Regent, Lexington S. and Lexington W. The street address location of this controller is 50003 Regent. The water shut-off valve for the station zones on this controller is located due south of this controller in the beige water meter box near Lexington South. 

Controller No. 5 - controls all station zones in the area bounded by Watling, Lexington S., Regent and Lexington N. The street address location of this controller is 50065 Watling. The water shut-off valve for the station zones on this controller is located due south of this controller in the beige water meter box near Lexington South. 

Controller No. 6 - controls all station zones in the area bounded by Lexington N., Lexington E., Lexington S. and Watling. The street address location of this controller is 50069 Lexington East. The water shut-off valve for the station zones on this controller is located due south of this controller in the beige water meter box near Lexington South. 

Controller No. 7 - controls all station zones in the area east of Lexington E., north of Lexington S. and west of W. Broadway. The street address location of this controller is 50150 Lexington East. The water shut-off valve for the station zones on this controller is located due south of this controller in the beige water meter box near Lexington South. 

Controller No. 8, Controller No. 8A and Controller No. 8B - they control all station zones in the areas west and north of Lexington W., Regent and Lexington N. (from 6829 Lexington North all the way to 49831 Lexington West). The street address locations of these controllers are: 6661 Lexington North (No. 8), 50023 Lexington West (No. 8A) and 49879 Lexington West (No. 8B). The water shut-off valve for the station zones on these controller is located in the beige water meter box near the corner of Lexington N. and Regent. 

Berm Irrigation Controller (No. 9) - controls fifteen station zones (map) along the berm from behind 49233 West Central Park (Meadows sub) northward to behind 6657 Lexington North (Manors condos). This controller is located behind the condo at 50023 Lexington West. These zones are watered by the irrigation well located behind 50167 Lexington West. The water shut-off valve for the station zones on this controller is located on the exposed pipe near the well casing.  Because the berm uses well water, it is not subject to the Shelby Twp. "Mandatory Irrigation Ordinance".  The  Program for the well system begins at 1:00 AM and the last zone finishes at 7:30 AM.


Notes

The time settings for all station zones are based on a Seasonal Adjustment setting of 100%. This control panel setting for Seasonal Adjustment can be manually increased or decreased by up to 50% in the case of a prolonged dry or wet spell and will automatically change the length of the station watering times without having to manually re-program the controller.  Because the "Mandatory Irrigation Ordinance" limits the hours during which lawns may be watered, the Seasonal Adjustment must remain at 100%.

All of the controllers except for the Berm are equipped with wireless rain sensors that are mounted high on the side of a nearby building. Once the rain sensor gets wet, it signals the controller to shut down a program that is in progress and prevents any more programs from starting until the sensor has dried out and reset itself.

All of the controllers are kept locked to prevent tampering. If you a planning an outdoor activity or project and would like to temporarily prevent the sprinklers in your vicinity from coming on, please contact a board member.

Berm well information

The irrigation well for the berm was drilled and put into service on July 12, 2008 to replace the municipal water supply previously used to water the berm. The well is 113 feet deep and uses a 50 GPM submersible pump to provide water to fifteen sprinkler station zones on the elevated berm that buffers the Meadows and Manors developments from the former Visteon plant property. The well pump gets its electrical supply from the DTE meter that is mounted adjacent to Controller No. 8. The station zones along the berm were originally operated using buried, battery-operated valve controllers. On July 10, 2012, the individual battery-operated controllers were replaced by Controller No. 9 that draws its electricity from the DTE meter mounted on same rack, which is located behind 50023 Lexington West.

The fifteen station zones supplied by the well contain a total of 157 rotary sprinkler heads. Some of the zones have considerably fewer heads than others and must be paired to operate simultaneously with another zone. The pairing attempts to match the total water flow from the zones with the output flow rating of the well pump. This avoids frequent on/off cycling of the pump which can cause overheating and reduced pump life.

Two additional station zones along the easterly-most portion of the berm along the north side of the Manors property (Nos. 26 & 27) originally used buried, battery-operated valve controllers. On July 10, 2012, the individual battery-operated controllers were removed and the valves for these zones were connected to Controller No. 8. These two zones have always drawn their water from the municipal water supply at the corner of Regent and Lexington North, as do all of the other zones on Controller No. 8, 8A and 8B.
