A Picture is Worth a Thousand Words!

If a picture is worth a thousand words, then maybe these could be worth two thousand words at the next public hearing.

The top photo was taken on Feb. 28, 2008 looking west along Central Park North from West Broadway. It shows the existing Manors detached ranch condos on the right that front onto the private access drive paralleling Central Park North. From this perspective, you can get a feel for how the ranch condos visually compare with respect to the two-story homes across the street. Note how the peaks of each ranch condo roof is barely visible over the roofline of the garages. To my eye, the proportional setback of the peak with respect to the lower garage roof makes it practically disappear when looking down the street. I think this all contributes to the appearance of a nice, wide boulevard.

The bottom photo is a digitally altered version of the top photo. Keeping the proper scale, I copied and flipped the two story homes from the south side of the street and pasted them in the proper setback position from the private access drive. I also wiped out the top of the electric transmission tower that came with them and then I copied/pasted the tree back into the right foreground. The resulting image approximates what we would see while driving west along Central Park North at East Broadway if the site plan revision is approved. However, I believe that the existing homes on the south side of Central Park North have 15 foot wide side yard spacing between dwellings while the proposed two-story detached condos on the north side would be packed closer together with only a 10 foot spacing between units.
